Occupied Home Staging

IMAGINE YOUR HOUSE BEING THE MOST DESIRABLE LISTING IN YOUR NEIGHBORHOOD.

Let me help buyers fall in love with your home so that you are able to quickly move on to the next chapter that is waiting for you.

Home staging works by creating a vision that helps prospective homebuyers better imagine themselves in the home. It assists in accenting a home’s positive qualities and in doing so, often modestly increases the home’s value for both the buyer and the seller.

The Process

  • Pre-listing Consultation

    • The first step is setting up the pre-listing consultation where we walk through the property and take a look at your beautiful home. We will provide you with a detailed list of recommendations to prepare your beautiful home for the market. These recommendations may include decluttering, rearranging furniture, furniture removal, paint update or cosmetic repairs. These recommendations, ” homework”, will help prepare the space for the next step.
  • “Joojing”

    • We will use your furnishings and accessories that you currently own and arrange them so that the home is appealing and comfortable to potential buyers and reaches its full listing potential. We will work with the client and roll up our sleeves and help with the process. Arranging rooms and turning the home into an appealing space for homebuyers. This may include decluttering, rearranging furniture or furniture removal to open up the space. The homeowner may be left with some final homework addressing paint recommendations and any cosmetic repairs needed to make your home ready.
  • Lite Staging

    • Sometimes you need a little more help. When the homework is done and you have prepped the home comes my favorite part… Staging day. Yay!!  We will come in and use your furnishings that are currently in the home as well as adding well selected decor and artwork from our collection. We will arrange them so that we can create the perfect space that home buyers can picture themselves living in.

FAQ

How long can we keep our house staged?

The typical staging contract is 30 days; but if you need it for more, we can easily extend the time.

Do we need to get the home staged before listing pictures?

Absolutely!! When your house is listed most prospective buyers look through the listing photos before they decide to set up an appointment to view the property so you want the home to look amazing in the photos. We will work with the listing agent and the photographer to make it a seamless transition.

When is the best time to de-stage your home?

Yah! Your Home Sold! After you have an accepted offer, the best time is once the house is in escrow and a closing date has been scheduled.
